Spain’s average second-hand home price reached €3,154 per square metre in July, up 0.7 per cent month-on-month and 16.2 per cent year-on-year, according to the Fotocasa Property Index. For a standard 80-square-metre flat, that puts the average price at €252,308, up from €217,214 a year earlier — €35,094 more for the same home. “The price of an average home in Spain has now exceeded €250,000 for the first time,” said María Matos, Fotocasa’s head of research, attributing the rise to supply that remains insufficient against still-robust demand. Matos expects a “gradual normalisation” in the coming months as more buyers hit the limit of their financial capacity.
All 17 autonomous communities recorded year-on-year increases, with 14 of them above 10 per cent — Murcia led at 26.2 per cent, followed by Cantabria (20.1 per cent) and the Valencian Community (18.1 per cent); the Balearic Islands (6.5 per cent) and Extremadura (7.4 per cent) rose the least. Madrid remains the most expensive region overall at €5,455/m², just ahead of the Balearic Islands (€5,401/m²). At provincial level, 48 of 50 provinces rose, led by Ávila (25.3 per cent) and León (25.2 per cent); only Teruel and Huelva recorded falls.
Spain’s two largest cities diverged sharply: an 80-square-metre flat in Madrid rose 9.2 per cent to €529,900, while the same flat in Barcelona rose just 3 per cent to €424,280.
