4. FAQ

Q1: Can the Elite Privilege Visa be used as a permanent residence visa?

A1: No. The Thailand Elite Privilege Visa is a long-term tourist visa (a Privilege Entry Visa), a multiple-entry type valid for up to 20 years, but it does not carry the ability to convert to permanent residence, apply for citizenship, or obtain Thai permanent-resident status.

Q2: Can Elite Privilege Visa holders buy Thai real estate?

A2: Yes. Elite Privilege Visa status doesn’t affect the ability to buy property types that foreigners can legally own, such as freehold condominium units. Note, though, that buying property does not equal obtaining legal status, and it cannot serve as an application condition either.

Q3: Can it be paired with setting up a company or starting a business?

A3: No. The Elite Privilege Visa itself does not come with work rights, and does not allow setting up a company or conducting business activity. Anyone with a business need should separately apply for a business visa, such as a SMART Visa or a Non-B work visa.

Q4: Are there age or nationality restrictions?

A4: As long as you are a citizen of a non-blacklisted country, are at least 20 years old, and have no major criminal record, you can generally apply. Certain nationalities, such as Iran and North Korea, may face restrictions — it’s advisable to first check with an official channel or authorized agent.

Q5: How long does the process take? Do you need to be physically in Thailand?

A5: Most applications are completed within 6–12 weeks (including background screening and payment), and being physically in Thailand is not always required. If you choose to have the visa affixed at an overseas consulate, an authorized agent can help arrange the entire process smoothly.

Q6: Is bank account opening always guaranteed?

A6: Not guaranteed, but the Elite Privilege Visa provides a partnered channel with designated banks (such as Kasikorn Bank and Bangkok Bank) that helps simplify the account-opening process and document requirements. Success still depends on each bank’s internal review, so it’s advisable to prepare complete documents and contact information in advance.

5. Things to Watch Out For

Although many people see the Thailand Elite Privilege Visa as the easiest, most user-friendly form of long-term residence in Thailand, it isn’t an all-purpose pass. Not understanding its limits in detail can delay an important application, or even create legal or tax risk.

First, visa validity is not the same as proof of residence. Many document applications (such as a lease agreement, a utility registration, or a Tax Identification Number application) may require proof of address or tax-resident status, and the Elite Privilege Visa does not automatically confer that status. Without a formal lease or a legitimate tax-filing record to go with it, these applications risk being rejected.

Second, the Elite Visa does not establish tax-resident status on its own. If you stay in Thailand for 180 days or more in a calendar year, you are, in principle, a Thai tax resident. That does not automatically mean all your worldwide income is taxed, though: whether foreign-sourced income is taxable depends on the year it was earned (the remittance-based rule applies to income earned on or after 1 January 2024), your tax-residency status in the year it was earned, and whether it is later remitted to Thailand. Separately, the 17% flat personal income tax rate and the related BOI planning channel are not a general LTR or work-visa benefit — they apply specifically to the Highly-Skilled Professional category under the LTR visa, and holding the Elite Privilege Visa does not give access to them. This deserves particular attention from anyone with income sources, fund movements, or financial-planning needs.

Finally, and this is the most common misunderstanding: the Elite Privilege Visa does not mean you can legally work. You cannot use this visa to set up a company, conduct business, or file taxes as self-employed. If you plan to start a brand, run an online store, or hire staff in Thailand, you need a proper work visa, company registration, and tax setup to go with it.
