Project Introduction

The Marq stands in the Da Kao area on the north side of District 1, Ho Chi Minh City, on Nguyen Dinh Chieu Street. Its two linked towers contain 515 units, offering 1BR to 4BR, gross area about 48–146 m², plus penthouses of about 234–250 m²; some 3BR and 4BR units have private lift lobbies.

The project was developed by Hongkong Land together with Vietnam's Hoa Lam Group. It topped out in 2020, has been handed over fully fitted and is now in operation, with day-to-day property management by Savills.

Zagdim Analysis: What to Look at First in This Project

  • Developer inventory includes a designated car space, while only some resale units include parking, and the building has about 0.67 car spaces per unit; when comparing developer inventory and resale total prices, first confirm whether parking is included.
  • Most market listings do not state the area basis, and net and gross areas are mixed, differing by about 10%. The ranking of prices per m² is therefore not always reliable; compare total prices on the same area basis.
  • Gross rental yield about 2.6–3.7% (estimate, not matched unit by unit), before management fees, taxes and vacancy; actual leases and holding costs will differ.
  • Payment on handover of 30–50%, a bank loan of 70%, an interest subsidy and a principal grace period apply only to developer inventory, not to resale units; eligibility follows the developer's announcements.

Key Rules

Sell

  1. Individual sellers of property in Vietnam pay personal income tax at 2% of the transfer price, borne by the seller (applicable from 1 July 2026).
  2. Sold to a Vietnamese buyer, the property carries ownership without a fixed term; sold to a foreign buyer, it must fall within the 30% foreign ownership quota for the building.
  3. When remitting sale proceeds out of Vietnam, banks most often ask for records of the purchase funds remitted into Vietnam in the same year.

Buy

  1. Foreigners may hold an apartment for up to 50 years, counted from the date the ownership certificate is issued, and the term can be extended once. Vietnamese regulations do not clearly state the term a buyer obtains when purchasing from a foreign owner, so confirm this with a notary office or the land registration office before signing.
  2. Vietnam does not allow foreigners to hold more than 30% of the units in any apartment building. The Marq is on Ho Chi Minh City's list of projects open to foreign buyers, but the remaining quota for this building has not been verified; check the Ho Chi Minh City housing information website before signing.
  3. When signing in Vietnam, a foreign buyer must hold a valid passport bearing a Vietnamese entry stamp. The sale contract must be notarised, after which the transfer is registered with the land registration office. The ownership term is stated on the ownership certificate (Pink Book).

Rent

  1. In Vietnam, rental income must be declared to the Vietnamese tax authority regardless of the landlord's nationality or residence. A power of attorney can be signed so that the tenant or the management company files on the landlord's behalf.
  2. After a foreign tenant moves in, the Vietnamese landlord must help register temporary residence with the local police.
  3. The management rules of many Vietnamese apartment buildings prohibit short-term letting; check the building rules and Ho Chi Minh City regulations before letting short-term.

How we check the data

  • Source classification: Each figure states whether it comes from an official document, a named industry source, a public listing or a media report. Unavailable information is marked as undisclosed.
  • Separating facts from analysis: Zagdim's own analysis appears in the analysis section. Reference prices are asking prices, and estimates are identified as such.
  • Open to review: Cited documents are archived. Errors are corrected publicly with a date.

Notes and sources

Data date: 8 October 2026

Reference asking prices and rents on this page are compiled from market listings viewed on 8 October 2026 and are not actual transaction prices. Vietnam has no public register of transaction prices, and some large listing platforms could not be read.

This page is for research and does not constitute legal, tax or investment advice.

Unit information on this page comes from the developer's public price list and public listings, or was provided by agents or owners who agreed to its publication.

Data definitions and calculations

  • Resale 3BR price sample: 7 market listings for sale published from January to October 2026. Other unit types and rental listings follow the dates of their respective sources.
  • Developer inventory terms and offers: the August 2026 Homedy list shows discounts of up to 5%, and a September 2026 HouseNow summary cites up to 6%. Complimentary parking, payment and loan terms come from the July 2026 themarq.vn agency marketing website; eligibility and actual terms still need to be confirmed.
  • The gross rental yield is an estimate: the same themarq.vn price list shows a 3BR reference monthly rent of 55–70 million VND and a reference total price of 23–25 billion VND, but these are not matched unit by unit. Cross-calculating the lowest rent against the highest price and the highest rent against the lowest price (monthly rent multiplied by 12) gives about 2.6–3.7%. Management fees, taxes and vacancy periods are not deducted.
  • Management fees and parking fees come from April 2026 agency website data; the management fee includes VAT, and whether it is charged on net or gross area has not been confirmed.
  • Floor plans and areas for 1BR to 4BR are compiled from The Marq official website; the penthouse area of about 234–250 m² comes from public listing data.
  • Distances to amenities are calculated from OpenStreetMap coordinates and are straight-line distances.
