Canadian home sales recorded through MLS systems rose 0.5% month on month in June 2026 and were 0.9% above June 2025, according to the Canadian Real Estate Association.
Despite the monthly increase, CREA revised its 2026 outlook and now expects annual sales to decline 1.4% from 2025. CBC reported that this was another downgrade to the association’s forecast.
The two signals are not contradictory. A modest monthly improvement can occur within a weak annual market, particularly after a soft start to the year. Forecast revisions also reflect expectations for the remaining months rather than only the latest monthly result.
The figures show tentative improvement in transaction activity, but they do not confirm that prices or sales have reached a durable bottom. Conditions can differ substantially across provinces and metropolitan areas.
Buyers and owners should therefore compare local inventory, recent sold prices and financing costs with the national indicators before drawing conclusions about a specific Canadian market.
