Ras Al Khaimah’s property market kept drawing capital through the first half of 2026, according to a new market report from international real estate advisory CBRE. Apartment sale prices climbed roughly 18% year-on-year to 2,298 dirhams per square foot, while villa prices rose 7.3%. The best-performing waterfront areas moved even faster — Al Marjan Island apartment values were up 23.1% and Al Hamra rose 14.7%. Apartment rents climbed 14.3% year-on-year, led by Mina Al Arab and Al Marjan Island.

The gains reached the top of the market too. A Sky Palace at Waldorf Astoria Residences sold for $35.4 million during the period — the largest residential transaction CBRE has recorded in Ras Al Khaimah — followed by a $15 million penthouse in the same project and a $34.7 million Sky Mansion at Mondrian Al Marjan Island Beach Residences.

The activity sits against a harder UAE-wide backdrop: CBRE’s report projects the UAE economy could shrink roughly 1.5% in 2026 as regional conflict weighs on trade, tourism and broader activity, even as non-oil trade rose 13.1% to $526 billion in H1. Within Ras Al Khaimah specifically, the emirate’s chamber of commerce recorded AED771.5 million in new investment capital across 967 newly registered businesses in H1, bringing in 1,399 investors from 68 nationalities.

Tourism hit a record too — 670,400 hotel guests in H1, up 2.7% year-on-year — though hotel operating metrics were mixed: average occupancy came in at 49% and revenue per available room fell 28.6% even as average daily rates rose 5.2% to 705.6 dirhams.

CBRE expects more than 34,000 residential units to be handed over in Ras Al Khaimah from 2026 through 2030, around 10,000 of them branded residences, alongside major projects including RAK Properties’ The Strand and Lunara, Beyond Developments’ 25-billion-dirham Evermore masterplan, Karl Lagerfeld Beach Residences on Al Marjan Island, and the $5.1 billion Wynn Al Marjan Island integrated resort, slated to open in September 2027.

Matthew Green, Head of Research at CBRE MENA, said the pace of transformation in Ras Al Khaimah remains striking, with investor appetite still clear despite a tougher regional environment, even as some metrics — including absorption and sales pricing — are starting to ease after an extraordinary growth phase.
