Spain’s resale asking prices rise 17.2%, Fotocasa reports

Spain’s resale-home asking prices rose 4% in the second quarter of 2026 and 17.2% from a year earlier, according to Fotocasa’s own property index.

The portal reported a national average of €3,133 per square metre. It described the annual increase as the highest recorded in the 21-year history of its index, with prices reaching a new high in four of the first six months of the year.

The increase was broad but uneven. Sixteen autonomous communities recorded quarterly gains, led by Murcia at 8.6%, Cantabria at 6.3% and Valencia at 5.9%. On an annual basis, 14 regions posted double-digit increases, compared with 11 a year earlier. Murcia again led at 28%, followed by Cantabria at 20% and Valencia at 19.8%.

Spain’s most expensive regional markets remained the Balearic Islands and Madrid, where average asking prices reached €5,441 and €5,410 per square metre respectively. At provincial level, Gipuzkoa and Málaga also exceeded €4,000 per square metre, while Jaén was the least expensive province in Fotocasa’s dataset at €1,112.

The rise extended well beyond the costliest markets. Fotocasa recorded quarterly increases in 46 provinces and in 75% of the 414 municipalities it analysed. Forty municipalities posted gains above 10%, although some individual markets moved in the opposite direction.

Madrid and Barcelona showed different patterns within their city limits. Asking prices rose in 12 of the 20 Madrid districts measured, with Villaverde up 6.1%, Vicálvaro 5.6% and Moratalaz 4.8%. In Barcelona, seven of the ten measured districts recorded quarterly declines, while Nou Barris rose 7.4%.

Fotocasa attributed the acceleration to active demand, limited housing availability, financing conditions and demographic pressure in major markets. Its index is based on advertised resale-home prices in the portal’s listings database rather than completed transactions, so it measures changes in sellers’ pricing expectations rather than final sale prices.
