Project introduction

Duke's Row is on Harrington Square in Camden NW1, London, facing the garden square Harrington Square Gardens, within the Camden Town Conservation Area. The scheme has 11 homes, ranging from one to three bedrooms plus one three-bedroom penthouse, with floor areas of about 52–135 m². Every home has a private terrace or balcony.

The project is developed by Salboy with Forge Homes, and the architect is Studio Power. The facade is brick and reconstituted stone with arched openings at ground level; this is a new building in a Georgian style, not the refurbishment of a historic building. The project is under construction, and the developer expects completion in August 2027.

Location and daily life

Street map of Camden and Somers Town in London. A dark blue dot marks Duke's Row on Harrington Square, and four numbered red dots mark Mornington Crescent station, Camden Lock Market, Euston station and Coal Drops Yard.
Duke's Row and nearby landmarks

Duke's Row is on Harrington Square in Camden NW1, beside the garden square. Mornington Crescent station (Northern Line, Zone 2) is about 2 minutes' walk away, and Euston and King's Cross St Pancras provide national and international rail links. Camden High Street, Regent's Canal, Regent's Park and Coal Drops Yard are all within the walking distances published by the developer. Camden is part of the urban core, and city noise from weekend crowds and music venues is part of the surroundings.

Zagdim analysis: what to look at first in this project

  • Prices on this page are the developer's starting prices as of July 2026. For the post-launch price list, available homes and penthouse pricing, obtain the latest information from the developer or an authorised agent.
  • Duke's Row averages about £1,447 per ft² (estimate), against an NW1 resale median of £995 per ft², a clear new-build premium. The premium reflects a brand-new structure, new-build warranty and energy standards; whether it is worth paying depends on the buyer's purpose.
  • On the estimated 1-bed rent, rental income would support a buy-to-let loan-to-value of only about 48–56%, not 75%. Buyers who rely on a mortgage should obtain a formal assessment before reserving.
  • The scheme has 11 homes and limited shared facilities, and Camden is busier at weekends. Ofsted rating, walking distance and admission eligibility are three separate matters; families with children should check admission arrangements with the schools and the local authority.

Key rules

Sell

  1. Non-UK residents selling UK residential property must report the capital gain to HMRC within 60 days of completing the sale, even if there is no gain (since 2019).

Buy

  1. Non-UK residents buying a residential property pay a 2% non-resident surcharge on top of stamp duty land tax (SDLT) (since April 2021); buyers who already own another residential property also pay the higher-rates surcharge for additional dwellings (5% since October 2024). Actual tax is calculated using HMRC's latest rates and the buyer's circumstances.
  2. Payment on new-build homes is generally a reservation fee, 10% on exchange of contracts and 90% on completion. Money paid after exchange is generally non-refundable, so an independent solicitor must verify the leasehold term, ground rent and management terms before exchange.
  3. Lenders generally apply stricter checks to mortgage applications from non-UK residents or applicants with overseas income, and approval is not guaranteed.

Rent

  1. Rental income during a letting must be declared for UK income tax. Non-resident landlords can apply to the Non-resident Landlord Scheme; otherwise the tenant or letting agent may have to withhold tax.
  2. Buy-to-let lenders typically require monthly rent of 125–145% of the loan interest, calculated at a stress-test rate of about 5.5%.

How we check the data

  • Source classification: Each figure states whether it comes from an official document, a named industry source, a public listing or a media report. Unavailable information is marked as undisclosed.
  • Separating facts from analysis: Zagdim's own analysis appears in the analysis section. Reference prices are asking prices, and estimates are identified as such.
  • Open to review: Cited documents are archived. Errors are corrected publicly with a date.

Data definitions and calculations

  • The price per square foot for the whole of Duke's Row is an estimate: Zagdim derived it from the developer's published starting prices and unit areas. The developer has not published a full price list, so actual pricing follows the latest price list.
  • The gross rental yield is an estimate: the estimated 1-bed monthly rent multiplied by 12, divided by the 1-bed starting price, before service charge, letting management fees, void periods and taxes.
  • The loan-to-value figure is an estimate, worked back from monthly rent of about £2,700, a stress-test rate of 5.5% and an interest cover ratio of 125–145%.
  • The NW1 resale benchmark is based on Land Registry transaction records compiled by Housemetric, using a 24-month window.
  • Distances to schools, healthcare and transport are straight-line distances calculated from OpenStreetMap coordinates; walking and Underground times are taken from the developer's published figures.
  • Ofsted ratings are taken from each school's inspection report; admission catchments and eligibility must be confirmed separately with the school.
  • The yield is an estimate, not a guarantee.
