There is a way to qualify even if your income falls short: Thailand’s LTR visa (administered by the Board of Investment, BOI; 10 years, multiple entry, renewable) has a Wealthy Pensioners category that, beyond the standard requirement of passive income of at least USD 80,000 per year, includes an official alternative branch — annual income of USD 40,000–80,000, combined with an investment of at least USD 250,000 in Thailand. This article breaks that branch down point by point: how to read the income range, what the USD 250,000 can be invested in, and which requirements stay the same.

Two Branches, One Category

The income requirement for Wealthy Pensioners is a two-branch, either/or structure:

Branch Income Additional Requirement
Branch 1 Passive (non-employment) income ≥ USD 80,000/year (official examples: pension, rental income, dividends, capital gains) No investment requirement
Branch 2 Annual income USD 40,000–80,000 Investment of ≥ USD 250,000 in Thailand

What matters is that Branch 2 only replaces the height of the income threshold — the category’s other two parallel requirements stay the same: age 50 or above, plus one of three forms of joint financial security (health insurance of at least USD 50,000; Thai social security; or a bank deposit of at least USD 100,000 maintained for 12 months).

What the $250,000 Can Be Invested In

For Branch 2, the official page lists three forms of investment in Thailand:

1. Government bonds;
2. Company equity;
3. Real estate.

This is the official page’s own list — check any investment form against these three categories. The holding period, supporting documents, and timing of the investment follow BOI’s current requirements and case-by-case review; confirm with BOI before submitting.

Don’t Confuse It With the Wealthy Global Citizen’s $500,000

LTR’s other category, Wealthy Global Citizens, also carries a Thailand investment requirement, and the two are easily confused. Here they are side by side:

The requirements of the four LTR categories are independent and cannot be mixed — Wealthy Pensioners Branch 2’s thresholds cannot be read against Wealthy Global Citizen wording, or vice versa (for example, the “5+ year term” note on bonds appears only in the Wealthy Global Citizen list; check each category against its own official wording).

A Few Misunderstandings

Misunderstanding 1: “If my income is under $80,000, LTR has nothing to do with me.”

Wealthy Pensioners has an alternative branch: annual income of USD 40,000–80,000 plus an investment of at least USD 250,000 in Thailand.

Misunderstanding 2: “If I invest $250,000, the age and security requirements are relaxed.”

Branch 2 only replaces the income threshold — the age-50 requirement and the joint financial security (one of three options) still apply in parallel.

Misunderstanding 3: “I can invest the $250,000 in whatever I like.”

The official page lists three forms: government bonds, company equity, or real estate.

Misunderstanding 4: “Income under $40,000 can also get in by investing more.”

Branch 2’s income range is USD 40,000–80,000 — the lower end of that range is also a threshold; check it against the official current wording literally.

If your income falls within the USD 40,000–80,000 range, you can check Wealthy Pensioners Branch 2: an investment of at least USD 250,000 in Thailand, plus meeting the age-50 threshold and one of the joint financial security options.

Q2: What can the $250,000 investment go into?

The official page lists: government bonds, company equity, or real estate.

Q3: How does this branch differ from the Wealthy Global Citizen investment?

The amount differs (USD 250,000 vs. USD 500,000), the listed wording differs (Wealthy Global Citizen’s government bonds carry a “5+ year term” note), and the other requirements differ (Wealthy Global Citizen looks at global assets, Wealthy Pensioners looks at age and income) — the requirements of the four categories are independent and cannot be mixed.

Q4: Does the visa fee change if I go with Branch 2?

The fee structure is the same: the processing fee for the 10-year visa, issued in Thailand, is THB 50,000 per person (fees for issuance outside Thailand differ and may be significantly higher).
