Developers in Singapore sold 153 new private homes (excluding executive condominiums) in August 2026, down 79.1% from 731 units in July and 92.9% below the 2,142 units sold in August 2025, according to Urban Redevelopment Authority (URA) data reported by Stacked Homes and PropNex Realty. It is the lowest monthly total since February 2024, when developers also sold 153 units. Including executive condominiums, sales fell from 758 units in July to 171 in August. No new project was launched during the month: developers released only 116 units for sale, all from a later phase of Union Square Residences in the Rest of Central Region, compared with 889 units released in July.
All 153 sales came from previously launched projects. Dunearn House in the Core Central Region led with 18 units at a median S$3,008 per square foot, followed by Lentor Gardens Residences in the Outside Central Region with 15 units at S$2,367 psf and The Sen in the Rest of Central Region with 12 units at S$2,305 psf, PropNex reported. Singaporeans made up 82.4% of buyers and permanent residents 16.9%, while foreign buyers accounted for a single transaction, the fewest in a month since 1995, according to PropNex. Developers have sold 5,038 units excluding executive condominiums in the first eight months of 2026.
Stacked Homes argued that the drop reflects a thin launch pipeline during the Hungry Ghost Month, which ran from 13 August to 10 September this year, rather than falling demand. The site quoted ERA Singapore chief executive Marcus Chu as saying the decline “reflected a seasonal lull and a wait-and-see approach among buyers, rather than a weakening in underlying demand”, and Realion Group chief researcher Christine Sun as saying developers plan launches around the lunar seventh month, “when a meaningful proportion of local buyers tend to hold back”. PropNex head of research Wong Siew Ying said August was among the quietest months for developer sales this year, “mainly due to the launch drought amid the Lunar seventh month”.
On the outlook, PropNex expects more than 2,000 units excluding executive condominiums to be launched over the rest of 2026, with Amberwood at Holland (212 units) and Lucerne Grand at Lakeside slated for September. Stacked Homes added that The Serra Residences (133 units, Far East Organization) is anticipated in October, and quoted SRI head of research Mohan Sandrasegeran as describing August as “a temporary breather for the primary market as buyers awaited the next wave of project launches”.
