However, for those living in a condominium (คอนโดมิเนียม), buying an EV isn’t just about affordability—it also requires careful thought about charging convenience and real-world running costs. In Thailand, rising urban property prices have led many to choose condos in prime locations with excellent transport links. But living in a condo can present unique challenges for EV charging.
So, is buying an electric vehicle a good idea if you live in a Thai condo? Below, we break down the pros and cons based on parking space, charging conditions, electricity costs, and overall convenience, helping you make a well-informed decision.
1. Condo Location & Transport Connectivity
Many condos in Thailand are located in prime city areas, close to BTS skytrain, MRT subway, or major roads, making daily commuting convenient.
Living near a city center or transport hub often means public transport is a more practical option than a private car. As a result, many condo residents may not drive frequently. If you’re considering an EV as your primary mode of transport, it’s important to assess whether your travel patterns align with an EV’s strengths.
- If your daily activities are mainly within the city and your commute is short, an EV’s low energy consumption and convenience make it an ideal choice.
- If you only use a car for weekend trips or long-distance travel, you’ll need to consider the EV’s range and charging accessibility.
2. Parking Space & Dedicated Parking
Parking in Thai condos is often limited and operates on a first-come, first-served basis, meaning not all residents have a dedicated, fixed parking spot.

If your condo uses shared parking, you may not always be able to park in a spot with charging facilities, which can affect charging convenience.- In this case, you may need to regularly drive to external public charging stations, which is not only inconvenient but can also incur additional charging costs.
Dedicated Parking Available
If your condo offers a dedicated parking spot and allows installation of a home charger, owning an EV becomes much more convenient and economical.- In Thailand, some newer mid-to-high-end condos already provide dedicated EV parking spots, sometimes equipped with smart power management systems for easy home charging.
- In older or standard condos, installing a private charger usually requires approval from the condo’s management committee or property management company, and you may need to cover the installation costs yourself.
3. Charging Costs & Electricity Pricing
In Thailand, the cost of charging an EV is typically much lower than the fuel cost for a gasoline car, especially when charging during off-peak hours.
- Thailand’s Metropolitan Electricity Authority (MEA) and Provincial Electricity Authority (PEA) both offer Time of Use (TOU) electricity rates. Off-peak rates (11:00 PM – 9:00 AM) are approximately 3 THB per unit, while peak rates are around 5 THB per unit.
- If you can install a home charger and charge during off-peak hours, the cost per charge drops significantly, leading to substantial long-term savings.

- An EV requiring about 50 kWh for a full charge, charged during off-peak hours, would cost approximately:
50 kWh × 3 THB ≈ 150 THB - Charging during peak hours would cost approximately:
50 kWh × 5 THB ≈ 250 THB
This means that by charging at home during off-peak hours, you can save around 30%–40% on monthly charging costs.
4. Convenience & Charging Station Accessibility
Even if you can’t charge at home, Thailand’s public EV charging network is expanding rapidly.
- As of 2023, Thailand had approximately 2,000 public charging stations, including government-operated stations and fast-charging stations from private companies like EA Anywhere, PTT, and Tesla.
- However, if you cannot charge at your condo, you’ll need to regularly drive to external charging stations, which can be time-consuming and inconvenient.
- Charging times typically range from 30 minutes to several hours, depending on the charger’s power output and the vehicle’s battery capacity.
5. Condo Regulations & Policy Restrictions
Not all condos in Thailand allow residents to install private charging equipment, especially in older buildings or those with insufficient electrical capacity.
- Some high-end condos may already have EV charging stations pre-installed or may allow residents to set up private chargers in designated areas.
