Simply by purchasing property or renting for at least 3 million Thai Baht in Thailand, you can qualify to apply for long-term stay. The initial application grants a 3-month stay, with extensions providing 12-month long-term stays, multiple entries, annual renewals, and the ability to bring family members. This visa is not a permanent residence or citizenship program, but rather a stable, sustainable long-term stay status for foreigners through qualifying real estate investment.
This long-term stay visa is especially suitable for individuals who already own or plan to buy property in Thailand, allowing them to legally reside long-term while significantly reducing the cost and uncertainty of frequently applying for short-term visas and managing stays.
A New Way to Stay Long-Term in Thailand
Compared to the 10-year Long-Term Resident (LTR) Visa, which requires assets and professional background; the Destination Thailand Visa (DTV), which offers flexibility for remote workers; and the Thailand Elite Visa, which provides entry/exit convenience through membership fees, the new LSV (Long Stay Visa) offers a completely new logic: it is no longer centered on proof of wealth, income, work status, or membership fees, but directly uses “physical property investment” as the basis for stay.
This makes the program more intuitive to understand and more predictable to execute. For those already planning to buy property in Thailand, this is not an additional visa hurdle, but rather a way to convert the property investment they would make anyway into a means of obtaining long-term stay permission. Freehold
- Single unit transaction price not less than 3 million Thai Baht (approx. USD 95,000 / HKD 740,000 / TWD 3,000,000, actual amount subject to exchange rate fluctuations)
Leasehold
- Lease term not less than 3 years
- Total lease value not less than 3.06 million Thai Baht
Rental (For reference only; this option has not yet been implemented as of the publication date)
- Monthly rent requirement ≥ 85,000 Thai Baht/month
- Prepaid rent ≥ 3 months

This visa follows a two-stage process: “temporary first, long-term later”:
- Initial Approval: First granted a 3-month temporary visa
- Within 3 months: Submit an extension application

- Can be renewed annually, no need to frequently exit the country to reapply for a visa
