On March 28, 2025, a magnitude 7.7 earthquake struck near the Myanmar border, but it was Bangkok that bore the brunt: the new Office of the Auditor General building collapsed during construction, causing severe casualties, while several high-rises developed cracks and broken sky bridges. This earthquake sounded a formal alarm for Bangkok, long considered a “seismic fringe zone.” For most homebuyers, choosing a property in Bangkok used to hinge on location, transport, price, and developer reputation. But after 2025, there’s a new criterion you must include: can this building withstand the next earthquake?


Earthquake Risk Is Not Imagination, But Reality

Most people think of Bangkok as a safe city far from fault lines. However, over the past two decades, Thailand and its neighboring regions have experienced several impactful earthquakes, such as:

  • 2011 Myanmar Tachilek Earthquake (M6.8): Many high-rises in Chiang Rai and Bangkok experienced noticeable shaking.
  • 2014 Chiang Rai Earthquake (M6.3): Buildings were damaged across northern Thailand, with ceiling collapses and elevator outages in Bangkok.

Why Do Earthquakes Far at the Border Shake All of Bangkok?

Many ask: If the epicenter is in Chiang Rai, Laos, or even Myanmar, why does Bangkok shake? The key lies in two factors:

1. The Epicenter Is Not That Far from Bangkok

Past strong earthquakes affecting Bangkok had epicenters within 300 to 700 kilometers in a straight line. For example:

  • 2011 Myanmar Tachilek Earthquake (M6.8) → About 460 km
  • 2014 Chiang Rai Earthquake (M6.3) → About 700 km
  • 2023 Northern Laos Earthquake (M5.7) → About 550 km
  • 2025 Myanmar Myawaddy Earthquake (M7.7) → Only about 320 km

For medium-to-large earthquakes, these distances are enough for seismic waves to reach Bangkok within tens of seconds, especially long-period waves that cause a “resonance effect” with high-rise buildings, leading to significant shaking at upper floors.

2. Bangkok’s Soil Amplifies Seismic Waves

Bangkok sits on a thick basin of soft clay, which amplifies and prolongs the amplitude and duration of seismic waves, making it particularly sensitive for high-rise buildings. According to Chulalongkorn University research, while ground acceleration may be only 0.03g, it can amplify to over 0.1g at the top floor, reaching up to three times the shaking amplitude.

In other words, it’s not that the epicenter is too close, but that the soil is too “conductive.” When choosing a property, you need to consider not just the floor height and structural stability, but also what kind of soil it’s built on and what “invisible amplifiers” it endures.

According to the latest Seismic Risk Zone Map released by Thailand’s Ministry of Interior in 2021, the country is divided into three main seismic risk zones:

Currently, new high-rise buildings (>23m) in Bangkok must comply with the มยผ.1301/1302-61 standard, with a design baseline acceleration cap of 0.25g, approaching the standards of the high-risk northern zone.

Fun fact: Bangkok is not on a “seismic belt,” but it is an “impact diffusion zone” — seismic waves from hundreds of kilometers away are amplified in the soft soil, a hidden risk that all high-rise structural designs cannot ignore.

Since 2023, the Thai government has mandated the new generation of seismic design codes (มยผ.1301/1302-61), but most urban developments were built before this. Whether they comply is something buyers must investigate themselves.

Many projects emphasize “compliance with seismic codes,” but this doesn’t mean they will remain intact during an earthquake. Seismic design is just a standard on paper; true safety also depends on construction quality, material selection, and whether corners were cut on site.

Especially after the 2025 earthquake, several “legally compliant projects” still experienced exterior wall detachment and sky bridge collapses. This reminds us: 📌 Compliance does not equal earthquake resistance; standards on paper mean nothing if they aren’t followed on site.

For Bangkok’s high-rise residences, beyond structural design, the following areas deserve special attention:

  • Foundation: Is a composite pile-raft foundation used? Is the pile length at least 18 meters?

  • Damping Systems and Monitoring Equipment: Are dampers or SHM (Structural Health Monitoring) systems installed?

Before buying, ask one more question: “What specific seismic details has this building actually implemented?” This will give you more peace of mind than a stamped certificate of compliance.


How to Choose a “Sufficiently Earthquake-Resistant” Home? Five Key Factors You Must Know

When buying a home in Bangkok, we used to care about “the view outside” and “the price we can afford.” But now, asking “What kind of shaking can this building withstand?” might be more critical than the view. Here are five practical seismic home-buying indicators to help you make a more confident decision:

1. Construction Year: Prioritize Projects Designed and Started After 2023

Why is this so important? Because since 2023, Thailand has fully implemented new seismic codes (มยผ.1301/1302-61), requiring all building designs to meet higher seismic standards. For example:

  • Consideration of the building’s overall sway and torsional forces during an earthquake
  • Use of higher-strength concrete and steel reinforcement
  • Mandatory submission of 3D digital models (BIM) to the government platform for review

In other words, new projects built after 2023, from “paper design” to “physical construction,” have a better chance of being truly seismically compliant.


2. Structural Design: The More Symmetrical, the More Stable; Watch Out for L-Shapes and Cantilevered Balconies

During an earthquake, buildings experience horizontal shaking and torsional forces. If the building design is asymmetrical (e.g., L-shaped, U-shaped, or with many cantilevered balconies), it leads to “uneven force distribution,” making certain areas particularly vulnerable.

Many luxury condos feature design elements like:

  • Sky pools
  • Sky gardens and glass walkways
  • Connecting bridges or decorative walls between high floors

These are not structural mainstays, but they are the most prone to damage and falling during an earthquake, potentially causing injury. So:

  • Check if these designs have been seismically reinforced (e.g., with flexible connections)
  • Check if a structural engineer has provided a horizontal force verification report

If the developer is willing to provide such documentation, their credibility increases significantly.

5. Data Verification: Request DARI Review Records + SHM System Information from the Developer

DARI is a digital building safety platform launched by the Thai government in 2024. For any construction project over 15 meters, the entire building’s 3D design model must be uploaded for AI to automatically inspect beam and column reinforcement, material specifications, and more.

SHM (Structural Health Monitoring) is a “health monitor” installed in the building that can sense vibrations, deformation, and even tilt angles.

6. Adoption of Performance-Based Design (PBD)

Traditional design methods often rely on drawings and structural standards, but for high-rise buildings, this is no longer precise enough. 7. Does the Design Team Have “Structural Expertise + Seismic Experience”?

Not every architect is skilled in seismic design.
