Hong Kong ranked as the most expensive market for city-centre apartments in Deutsche Bank’s 2026 “Mapping the World’s Prices” study, while Singapore placed fourth, according to coverage by VnExpress.
The report put average city-centre apartment prices at about US$27,753 per square metre in Hong Kong and about US$22,933 per square metre in Singapore. Seoul and Zurich occupied the two positions between them.
The comparison is useful as a snapshot of relative urban purchase costs, but it is not an official government affordability index. Deutsche Bank’s survey uses its own city-level methodology, so the ranking should not be read as a universal measure of every neighbourhood, property type or buyer’s financing burden.
For international buyers, headline rankings are only a starting point. Transaction taxes, foreign-buyer restrictions, financing terms, unit size, tenure and exchange rates can materially change the effective cost of buying in each market.
The result therefore shows how the surveyed city-centre prices compare within one global study. It does not establish that every home in Hong Kong costs more than every comparable home in Singapore, or that either market will move in a particular direction.
