Portugal’s median bank property valuation reached €2,208 per square metre in May 2026, according to Instituto Nacional de Estatística data reported by Idealista.
The national median rose by €34 per square metre from April and was 17.1% higher than a year earlier. Apartments recorded a median of €2,580 per square metre, while houses reached €1,581 per square metre.
Regional differences remained large. Greater Lisbon and the Algarve were above the national median, while several interior regions remained substantially below it.
Bank valuations matter because lenders use them when assessing mortgage collateral and loan amounts. They are not the same as agreed transaction prices or asking prices, and a national median does not determine the valuation of a particular home.
The new high therefore signals continued strength in the official valuation series, while also showing why buyers need a property-specific valuation and financing assessment before committing to a purchase.
