India, Vietnam, and Thailand are being singled out as the three fastest-growing markets for “branded residences” — homes built and marketed under a hotel or lifestyle brand such as Four Seasons, Marriott, or Ritz-Carlton, with the brand supplying design standards and ongoing management services rather than just a name on the gate. The Economic Times reported on 12 October 2026 that the three countries are emerging as branded-residence “hotspots,” attributing the framing to research from international property consultancy Savills. Thailand, already Asia’s largest branded-residence market by launched units, is the one most directly relevant to Zagdim readers weighing a branded unit in Bangkok or a resort market such as Phuket.
What the growth figure actually measures
The “200%” headline number is a forecast, not a track record. It traces to Savills’ Asia-Pacific branded-residences research (July 2025), which projects that Vietnam, Thailand, and India — all ranked among the world’s top ten branded-residence markets by project count — will collectively see “almost 200% growth” in their combined project pipeline over Savills’ forecast period, which runs to 2031. The same research projects the wider Asia-Pacific region’s branded-residence count rising roughly 180% by 2031, which Savills says could let the region rival North America’s branded-residence supply within about a decade.
That forecast sits alongside a smaller, already-realized figure: Savills separately reports that branded-residence supply across Asia-Pacific grew about 55% over the five years to its 2025–26 report, with Vietnam, Thailand, and India named as the main drivers of that growth. Zagdim could not independently verify Savills’ exact wording for the “almost 200%” pipeline figure from the original report text, but it is corroborated by Savills-sourced coverage in Real Estate Asia and other property-industry outlets reporting on the same July 2025 research. Readers should treat 200% as a multi-year pipeline forecast through 2031, not as growth that has already happened.
Thailand’s actual current numbers
Separate from the Savills forecast, hospitality consultancy C9 Hotelworks’ Asia Branded Residences Market Review 2026 — published mid-2026 and covering 14 Asian countries — puts Thailand’s branded-residence market at THB 205.3 billion (about US$6.4 billion) in launched value, up 13.3% year-on-year, across 13,124 launched units. That gives Thailand roughly 26% of all branded-residence supply launched across Asia, the single largest country share in the region (the wider Asia market totalled THB 1.3 trillion across 50,025 units, up 30.3% year-on-year, with Vietnam leading by total value). Thailand also leads Asia on the luxury tier specifically, with 30 luxury-branded projects in the pipeline, ahead of Vietnam (18) and South Korea (13), according to C9 Hotelworks.
Within Thailand, Bangkok is the largest urban branded-residence market with 5,031 units, while Phuket leads the resort segment with 3,465 units — the highest resort-market unit count in Asia, per C9 Hotelworks. Hua Hin, Pattaya, and Koh Samui are named as smaller, growing resort markets. Named projects cited in C9 Hotelworks’ review and in Thai property press covering the same data include the ultra-luxury Porsche Design Tower Bangkok (a joint development with Ananda Development, with “Sky Villa” units reported from roughly US$15 million to US$40 million), PEYLAA Phuket (Marriott’s first Autograph Collection Residences in Asia-Pacific, developed by Capstone Asset), SLS Residences Bangkok, InterContinental Residences Bangkok Asoke (freehold units from THB 40.8 million, completion targeted for Q2 2029), and Upper House Residences Bangkok / The Wireless Residences by Upper House (a City Realty–Swire Properties joint venture, completion expected 2030).
What it means for a Thailand buyer
Branded units typically carry a price premium over comparable non-branded developments, reflecting the brand’s design standards, hotel-style services, and resale/rental positioning — Zagdim could not independently confirm a single authoritative premium percentage specific to Thailand and is not citing one here, but the premium is consistently described as real by the consultancies covering the market.
On buyer profile, CBRE Thailand’s August 2026 data (covering the first half of 2026) found foreign buyers made up 32% of Downtown Bangkok condominium purchases, up from an average 18% foreign share across 2021–2025, with Japan, the UK, Taiwan, and Russia the leading buyer nationalities; CBRE linked part of that increase to branded residences strengthening international buyers’ confidence in the market. Separately reported CBRE transaction data for Phuket in the first half of 2026 showed foreign buyers at 67% of all condominium purchasers there (across the whole condo market, not branded units specifically) — a reminder that Bangkok and Phuket draw different buyer mixes.
For any overseas buyer, Thailand’s foreign-ownership rule is unchanged by this trend and worth repeating: under the Condominium Act, foreigners may own up to 49% of the total saleable area of units in any one condominium project on a freehold basis; beyond that quota, foreign buyers typically hold units via long-term leasehold instead. That 49% cap applies project-by-project, so a popular branded development can fill its foreign quota before a buyer secures a freehold unit — a point worth checking with the specific project before assuming freehold is available.
