Rental yields vary considerably between different parts of Kuala Lumpur, and anyone comparing buy-to-let properties across neighborhoods often runs into a basic problem before the numbers even matter: the yield figures being compared were not calculated the same way. This article sets out how to compare rental returns across Kuala Lumpur areas on a like-for-like basis, and how to check whether a given return is likely to hold up.

Use the Same Method Before Comparing Any Two Areas

When comparing buy-to-let properties in different parts of Kuala Lumpur, start with the yield number, but confirm first that the figures come from the same calculation: whether it assumes full occupancy, whether it is net of expenses, and whether the denominator is the purchase price or the total amount invested.

Once the method is consistent, look at why tenants choose that area, what alternative properties they could rent instead, and what new supply is coming. Area averages are useful for an initial screen, but the decision still comes down to a specific project and unit.

Asking Price, Signed Rent, and Actual Rent Collected Are Different Data

Listings posted online show what landlords hope to charge, not necessarily what a unit actually rents for. The same unit may also be listed by several agents at once, so each listing should not be counted as a separate unit of supply.

A more reliable comparison relies, as far as possible, on recent signed leases for the same project or comparable units, with size, number of rooms, furnishing, parking, floor, and lease term confirmed. If only asking prices are available, label them clearly as asking prices and build in time for negotiation and vacancy before letting.

Even a unit marked as “rented” should be checked against the actual lease, payment record, remaining lease term, and any rent-free period offered. The nominal monthly rent and the rent actually collected over a full year are not necessarily the same.

Start From Where Tenants Actually Come From

A nearby workplace is one common source of rental demand, but renting can also be driven by a school, family needs, healthcare, or other everyday reasons. Not all rental demand in an area should be treated as a by-product of nearby employment.

Ask someone familiar with the local rental market what recent tenants were mainly looking for, then cross-check that against commute times, campus locations, and actual signed deals. Having an office tower or university nearby does not by itself mean tenants will choose a particular unit.

They might instead choose a different area, an older but cheaper apartment, company housing, or on-campus accommodation. Comparing these alternatives is what actually helps determine what rent your unit can realistically command.

Measure Transit Access Door to Door, and Treat Planned Lines as a Separate Scenario

Listings that advertise proximity to a train station may only be measuring straight-line distance on a map. When viewing a property, it is worth walking the actual route: how long it takes from the lobby to the station entrance, whether the route is continuous, how many transfers are needed, and the total time to key destinations.

Transit projects that are already operating, under construction, and still at the planning stage should be listed separately. An expected improvement can be treated as a scenario for analysis, but the convenience of a line that has not yet opened should not be used directly to support today’s highest rent estimate.

Even where better transit does increase demand, the purchase price, new supply, and operating costs may also rise at the same time, so the rental yield will not necessarily improve.

New Supply: Compare Similar Competition, Not Unsold Units Against Vacancy

Official property market and stock data can give a sense of supply at a broader level. From there, check specific nearby projects that are due for handover, along with their unit types and rental positioning.

Completed-but-unsold units, units under construction, planned supply, and rental vacancy are different concepts. The number of unsold units, for example, cannot be treated directly as the vacancy rate for rental properties in the area, and units that have already been sold may also come onto the rental market in large numbers after handover.

For smaller unit types in particular, a large volume of similar new projects nearby may matter more than total city-wide supply. The geographic scope, property category, and reporting date behind any supply figure should all be kept visible in the comparison.

A Comparison Table: What to Include at Minimum

This table is a comparison tool. It does not guarantee that any particular area will rent well. Where data is missing, mark it as unknown rather than filling in an agent’s estimate as if it were confirmed fact.

Common Misunderstandings

“Rent Is Higher in the City Center, So the Yield Must Be Higher Too”

Purchase price, costs, and vacancy still matter. A higher rent does not necessarily offset a higher amount invested.

“There’s a New Station Coming, So It’s Fine to Buy Based on Future Rent”

Start from current conditions, and treat future improvements as a separate scenario, rather than building a budget on optimistic expectations alone.

“A Lot of Unsold Units in an Area Means My Unit Won’t Rent”

Unsold units and rental vacancy are not the same thing. The specific project, unit type, price, and target demand still need to be checked.

What to Do Next

Start by selecting a small number of directly comparable units, pull together recent rental evidence and full-year costs, then check commute times and comparable supply. If a unit only works at the highest possible rent and full-year occupancy, the assumptions behind it need to be checked again.

Frequently Asked Questions

Can I Rely on Average Yield Figures I Find Online?

They can be useful for an initial screen, but check the data date, the property scope, and the calculation method first. They are not a substitute for working out the income and costs of a specific unit.

Will Better Transit Always Increase Rental Yield?

Not necessarily. Rent, purchase price, competing supply, and costs all affect the outcome.

What if There Is No Signed Rental Data Available?

Label asking prices and estimates clearly as such, check with multiple sources on how long units take to rent and how much negotiation is typical, and use a more conservative budget.
