Renting a one-bedroom flat (a “T1” in Portugal) now costs a national median of €1,128 a month — more than €200 above the minimum wage — according to a report from property portal idealista covering the second quarter of 2026. That median is 123% higher than the cost of renting a room in a shared flat, which stands at €505 a month. Rents had been trending down through the first half of 2026 before rising again in August.
Prices vary sharply by district. Lisbon is the most expensive, with a one-bedroom flat costing a median €1,354 a month, followed by the island of Madeira (€1,295), Faro (€1,171), Porto (€983), Setúbal (€981) and São Miguel in the Azores (€979). At the other end, the cheapest one-bedroom flats are in Guarda (€456), Castelo Branco (€527) and Bragança (€529).
At the city level, tenants pay even more: a one-bedroom flat in Lisbon city runs a median €1,409 a month, followed by Funchal (€1,340), Porto (€1,003) and Faro (€1,001). The cheapest district capitals are Guarda (€438), Beja (€790), Bragança (€520) and Castelo Branco (€538).
Room rents follow a similar pattern — Madeira (€565) and the Lisbon district (€551) are the most expensive, while Bragança and Guarda (both €205) are the cheapest. Studios sit in between, with a national median of €908 a month, 80% more than a room but 20% less than a one-bedroom flat.
idealista’s report is based on median asking prices for rooms, studios and one-bedroom apartments advertised on its portal between April and June 2026, covering only markets with a sufficiently representative sample.
