Landlords in Portugal will be able to raise rents by up to 2.56% in 2027, according to August inflation data confirmed by Portugal’s National Statistics Institute (Instituto Nacional de Estatística, INE), idealista/news reported. The figure corresponds to next year’s annual rent-update coefficient.
The coefficient is based on the average change in the consumer price index excluding housing over the 12 months to August, which INE’s bulletin put at 2.56%, confirming the preliminary estimate released on 31 August. It is set under Portugal’s New Urban Tenancy Regime (Novo Regime do Arrendamento Urbano, NRAU). In practice, a monthly rent of €1,000 could rise by €25.60 to €1,025.60 if a landlord applies the maximum permitted increase to a contract covered by the annual update.
The 2027 coefficient is higher than the 2.24% applied in 2026. According to official Housing Portal data cited by Jornal de Notícias, it would be the second-highest rent update since 2017, exceeded only by 2024’s 6.94%. The coefficient was 0.54% in 2017, 1.12% in 2018, 1.15% in 2019, 0.51% in 2020, -0.03% in 2021, 0.43% in 2022, 2% in 2023 and 2.16% in 2025.
The figure must still be published in the Diário da República, Portugal’s official gazette, by 30 October. Only after publication can landlords notify tenants of a rent increase, which can take effect no sooner than 30 days after that notice.
