Yes, they must be maintained.

This isn’t speculation — Thailand’s official BOI LTR page states it directly:

“Every condition and requirement must be maintained during the length of the visa, including investment amounts, employment status, bank account balances, and insurance coverage.”

In other words, all conditions and requirements must be maintained for the entire validity of the visa. The examples the official page gives include investment amounts, employment status, bank account balances and insurance coverage; the word “including” is illustrative, not an exhaustive list of the only four items you must maintain.

So understanding LTR as “you meet the requirements on the day you apply, and then you’re done” misses an important part of the whole system.

A more accurate way to understand it is to split it into three stages:

Before applying → at the time of applying → throughout the validity of the visa.

And before the end of the first 5-year period, there is a very specific re-confirmation point: you must reconfirm that you still qualify in order to get the following 5-year stay.

First, the Structure: The 10 Years Isn’t Granted All at Once

LTR is a 10-year renewable multiple-entry visa, structured as 5 years + 5 years — an initial 5-year stay, renewable for a further 5 years. Per the official wording, the maintenance obligation applies “during the length of the visa.”

Point in Time One: Before Applying — Investment Must Already Be in Place

The official page states, word for word, in both the Wealthy Global Citizens and Wealthy Pensioners sections: “The applicant must already have made the investment and hold the qualifying assets before applying.” — the investment must already be made, and the qualifying assets already held, before applying.

In terms of figures: WGC’s Thailand investment must be at least USD 500,000 (Thai government bonds with a term of 5 years or more, Thai company equity, or real estate); WP applicants using the USD 40,000–80,000 income bracket must invest at least USD 250,000 in Thailand. For these two categories, the investment is not something you can “add after approval.”

Point in Time Two: At the Time of Applying — Each Requirement Must Be Met Individually

Each category’s own conditions, plus the common financial security requirement (choose one of: medical insurance of at least USD 50,000, Thai Social Security, or a bank deposit of at least USD 100,000 maintained for at least 12 months). Note that the “12 months” for the bank deposit option is a literal part of that particular threshold — it must already be met at the time of application.

Point in Time Three: During the Visa’s Validity — The Four Officially Listed Maintenance Examples

The official examples of the maintenance obligation, read one by one:

1. Investment amounts — the investment amount for categories on the investment track;
2. Employment status;
3. Bank account balances — for those on the deposit track;
4. Insurance coverage — for those on the medical insurance track.

Again on “including”: these four items are examples — the subject of the official sentence is “every condition and requirement.” It should not be read the other way around as “only these four items need to be maintained.”

As for exactly how the maintenance obligation is checked, and what specifically must be submitted at the 5-year renewal — this follows BOI’s current announcements and case-by-case arrangements, and this article does not speculate on that.

A Few Common Misunderstandings

Misunderstanding One: “LTR conditions only matter at the time of application.”

Not true. BOI explicitly states that every condition and requirement must be maintained for the validity of the visa, and lists investment amounts, employment status, bank account balances and insurance coverage as examples.

Misunderstanding Two: “You can apply first and add the investment after approval.”

Not for WGC applicants who need to invest, or for WP applicants using the USD 40,000–80,000 income bracket.

BOI explicitly requires the investment to already be made and the qualifying assets already held before applying.

Misunderstanding Three: “Once you’ve kept USD 100,000 on deposit for 12 months, you can withdraw it all after getting the visa.”

You cannot draw that conclusion directly from the “12 months” requirement.

The 12 months is an application eligibility condition for the deposit track, while BOI separately lists bank account balances as an item that must be maintained during the visa’s validity.

Misunderstanding Four: “Insurance just needs to be valid at the time of application.”

That is not the right way to understand it. Insurance coverage is one of the items BOI explicitly lists as an ongoing maintenance requirement.

Misunderstanding Five: “Since conditions must be maintained, that means a full requalification review happens every year.”

That is not the same thing. LTR has an annual immigration residence reporting requirement, but BOI’s public materials do not describe it as a full annual requalification review. The clear re-confirmation point is before the end of the first 5-year period.

Misunderstanding Six: “Once the 10-year LTR is approved, the conditions are locked in for ten years.”

Not true. The initial stay is a maximum of 5 years, and you must reconfirm your eligibility before the extension to the following 5 years.

Misunderstanding Seven: “The official rules only require maintaining four items.”

Not true. The official wording is “every condition and requirement” — investment amounts, employment status, bank account balances and insurance coverage are only the examples given after “including.”

FAQ

Q1: Exactly how long do LTR conditions need to be maintained?

BOI’s original wording is “during the length of the visa.”

So it’s not just about meeting the conditions on the application date. LTR follows a 5+5 structure, and your eligibility is reconfirmed before the end of the first 5-year period, with the following 5-year extension granted once you still qualify.

Q2: Do I need to re-prove my income and assets every year for LTR?

BOI’s current public materials do not describe the annual reporting as an annual requalification review.

1-year reporting is an immigration residence address notification; the 5-year extension is when eligibility is reconfirmed.

Q3: Will changing jobs affect my LTR?

“Employment status” is one of the maintenance items BOI explicitly lists.

If you are a WFTP or HSP, before changing jobs, resigning, or having your employer’s status change, you should confirm whether the new arrangement still meets your category’s requirements, and how you need to update BOI.

Q4: When does the investment need to be in place?

WGC applicants, and WP applicants using investment to satisfy the requirement, must already have made the qualifying investment and hold the relevant assets before applying.

Q5: I used real estate to meet WGC’s USD 500,000 requirement — can I sell it afterward?

Don’t decide this purely from a property-investment perspective.

Investment amounts are part of the official maintenance obligation; BOI has explicitly given the example that if selling a property causes a WGC’s Thailand investment to fall below USD 500,000, the person may no longer qualify at re-verification.

If you plan to switch investment assets, first confirm whether the transition between the old and new investment can continue to meet BOI’s requirements.

Q6: What happens if my insurance lapses?

Insurance coverage is within the official maintenance items.

The specific arrangements for renewing, switching to Social Security, or switching to a bank deposit should be confirmed with BOI before you actually make the change.

Q7: When should I start the process for the 5-year renewal?

BOI’s 2026 materials require the 5-year extension application to be submitted 120 to 60 days before your current stay permission expires, in order to obtain BOI’s eligibility confirmation document.

Q8: What gets re-checked at the 5-year mark?

At its core, it’s a reconfirmation that you still meet the eligibility requirements of your LTR category.

The required documents differ by category; BOI has begun publishing category-specific 5-year extension materials — for example, WFTP extensions again involve proof of company, employment, income and financial security. The specific list follows BOI’s current requirements for your renewal year.
