Malaysia Property Tax Payment Calendar for Overseas Owners

Property taxes and fees on a home in Malaysia are not collected on a single annual bill. Land tax, assessment tax, management fees, and rental income tax are each handled by a different authority on a different timeline, so an owner living abroad who waits until the following year’s income tax filing to deal with the previous year’s property bills may already be late. This article sets out who collects what, a sample local payment calendar, and how to keep your own record of what has actually been paid.

List Who Collects What, and How Often

While living abroad, it helps to build a payment calendar for each property first: note the account number, the collecting authority, the due date, and who is handling payment. Once a payment is made, keep the official receipt and confirm that it has actually been posted to your account.

Item Collecting or Administering Body How the Schedule Works
Land tax or strata land tax The local Land Office Based on that year’s tax bill and local deadlines
Assessment tax City or municipal council and other local authorities Based on the current bill; many localities split it into two half-year installments
Management fees and sinking fund The developer, Joint Management Body (JMB), or Management Corporation (MC) Based on the official billing cycle
Insurance The management body or the insurer Check the policy renewal date and whether it is already included in management fees
Mortgage and utilities Bank and relevant service providers Monthly or other agreed dates
Rental income tax Inland Revenue Board of Malaysia (LHDN) Based on the assessment year, the applicable form, and that year’s filing arrangements

Stamp duty paid at purchase and Real Property Gains Tax (RPGT) paid at sale are transaction-stage items and should not be folded into this list of recurring annual payments.

A Sample Local Calendar: Selangor and Petaling Jaya (MBPJ)

Using Selangor state, with the property located within the jurisdiction of the Petaling Jaya City Council (MBPJ), as an example, the following reminders can generally be set first, then adjusted against that period’s tax bill and any special notices.

Timing What to Do
January Check the full-year land tax or strata land tax bill; confirm the first assessment-tax installment and the prior year’s rental records
February Pay the first assessment-tax installment on or before February 28
April to June File the income tax return for the prior assessment year, using the applicable form
May Pay Selangor land tax or strata land tax on or before May 31
July to August Check the second assessment-tax installment and pay by the general deadline of August 31
Every month, and before renewal Handle management fees, contributions, service bills, and insurance; reconcile rental receipts

This is not a uniform calendar for the whole of Malaysia. Other states and local authorities, and any individual deferral arrangements, need to be checked separately. Anyone holding several properties across different areas should schedule each property on its own.

Rental Income Tax: Match It to the Correct Assessment Year

For example, the general individual annual filing done in 2026 mainly reports income for the 2025 assessment year. Rent currently being collected in the present year should still be recorded on an ongoing basis, with tax set aside for it, rather than waiting for a filing notice before starting to organize it.

Resident individuals with no business income generally use Form BE, and those with business income generally use Form B; non-residents are handled under Form M as applicable. The general statutory deadlines are April 30 for filers without business income and June 30 for those with business income, and any e-filing grace period depends on that year’s published arrangements.

Anyone who has received a CP500 installment notice also needs to reconcile payments against that notice and the arrangements published for that year, rather than relying only on the annual filing reminder.

Even When a Managing Agent Pays on Your Behalf, Keep Your Own Record

Before appointing anyone, put in writing who checks each bill, when it will be paid, which property account number will be used, and what documentation will be sent back after payment. A cleared management-fee account does not mean the land office’s or local council’s account is also cleared.

It helps to separate “bill obtained,” “payment made,” and “payment confirmed as received” into distinct steps. A successful bank transfer only proves that money left your account; if the account number was entered incorrectly, the property’s outstanding balance may not actually have been cleared.

After taking possession of a property or completing a transfer, owner and contact details should also be updated with each relevant authority. Updating one does not mean the others update automatically.

Common Misunderstandings

“I never received a paper tax bill, so I don’t have to pay.”

Not receiving a bill does not remove the obligation to pay. Owners should proactively check using the property’s account number.

“The managing agent already charged me a fee, so that should cover all the taxes.”

This depends on the scope of the engagement. The management service fee, amounts the agent pays on your behalf, and government taxes are not the same thing.

What to Check Next

Start by gathering the previous round of bills and confirming each account number, due date, and current balance, then set up reminders for the coming year. If you find a missed payment, confirm the current principal, any surcharge, and the notice directly with the collecting authority — don’t assume that paying the original bill amount alone settles the matter.

Frequently Asked Questions

Are all of Malaysia’s property taxes and fees paid once a year?
No. Land tax, assessment tax, management fees, and income tax each run on their own cycle and should be scheduled separately against each bill.

Can Selangor’s dates be used directly for other states?
No. Confirm the responsible authority and the current bill for your location first, then set up reminders.

What should be kept after paying a tax bill?
Keep the official receipt, the property account number, and the post-payment balance, and reconcile them against the managing agent’s report or your bank records.

Glossary

  • JMB (Joint Management Body): the body that manages a strata property before the Management Corporation is formed.
  • MC (Management Corporation): the body that takes over management of a strata property after it is formed.
  • LHDN (Inland Revenue Board of Malaysia): the authority that collects income tax, including tax on rental income.
  • CP500: an installment notice issued by LHDN for advance tax payments on non-employment income such as rental income.
  • Form BE / Form B / Form M: LHDN’s individual income tax return forms — Form BE for residents without business income, Form B for residents with business income, and Form M for non-residents as applicable.
  • Assessment tax: the tax collected by city or municipal councils and other local authorities, based on the current tax bill, often split into two half-year installments.

Data Notes

This article was prepared based on information publicly available as of October 8, 2026, for general informational purposes only, and does not constitute tax, legal, or financial advice. Tax, deduction, and payment arrangements must be confirmed against the regulations where the property is located, the official bill, the relevant contract, and individual circumstances. The dates shown for Selangor and the Petaling Jaya City Council (MBPJ) are illustrative for that jurisdiction only; they need to be checked against the current year’s bill and any special notices before being relied on, and should not be used directly for other states or local authorities.
