Hello everyone! Today’s topic is broad enough to discuss for hours, so this article works through one scenario to help you understand the key steps and logic involved. So, how long does it take to build a typical German house, and how does construction actually proceed?

Finding the Right Land First

Suppose you are an investor building a family home in Germany, and you plan to start on 1 July. To make this happen, you need a plot of land, and if you do not have enough capital, you will also need a mortgage — this usually takes 4 to 8 weeks. Your plot can only be built on according to a specific ratio, and building regulations, which vary by region, are very strict on this point. This is why you would then find an architect, building contractor or developer with the right expertise to put together a house plan you are happy with — this takes around 4 weeks. This person will also prepare all the documents you need for the building application. You may be surprised at how many documents are involved, but everything is logical and highly systematic.

The Professional Help You Need

You will also need a surveyor, a geological survey and a copy from the land registry. Preparing the building application takes 2 to 3 weeks. The land application is then sent to the building authority responsible for that administrative district. The lead reviewer checks your application and sends it to nearly 20 different public offices, which can comment on and confirm your application. If everything is in order, the lead reviewer then issues your building permit. The whole process takes 4 weeks to 4 months.

Tree Clearing and Groundbreaking

After this, you are eligible to start building the family home. You may also need approval to clear trees or hedges near the plot. Approval itself is not difficult, but tree clearing is quite complex: special approval is needed between 1 March and 30 September (not April), because nesting birds are protected during that period; breaching this can carry a fine of up to EUR10,000. You will typically sign a contract with a developer or a group of tradespeople who build family homes; they are licensed and well trained, and know how to carry out the work.

They first clear the plot, removing soil that is not stable enough for your building. Then they build the base slab or basement — this takes around 3 to 5 weeks. After that, work moves on to the shell.

The Construction Process

In Germany, the traditional method is to lay bricks step by step. Once the roof frame is up, the next step is “topping out,” which usually happens 4 to 6 weeks after the shell begins. Topping out is traditionally marked with a party for the owner/investor together with friends and tradespeople — usually a fun occasion that is memorable for everyone involved.

Once the shell is finished, work moves on to fitting out the building — windows, plastering, cement, electrics, sanitary work, heating and so on. Budget around 4 to 7 months for this, depending on the standard of house you want and how much drying and curing time the materials need. Usually before the house is finished, a landscaper starts preparing the garden and building the path to the house, garage or carport, along with fencing for the plot.

Summary

Finally, your house is complete, and you become the proud owner of that family home. From the day you start, you can expect to get the keys to your new house after around a year. If it falls during the German winter, when tradespeople cannot work outside, it will take longer. Larger houses with more floors and units also take longer to build. This does not refer to application time — that is broadly similar for small and large houses alike. But being organized, with a well-planned schedule, can save a great deal of time. Typically, everything in a large house is completed within 15 to 18 months at the latest.
